@Maajid Khan.
1. You should think of this option only if you already have a house or a plot other than this plot to build your house because you may not be able to get a good plot in good location of your choice in future.
2. After launch of Sector E prices of commercial plots in all sectors will stagnate for some time & it will be difficult to "Make Quick Bucks"
3. If you intend to build your own Commercial Plaza you will need at least 1 Crore Rs more for this purpose. Look into your finances carefully before you decide.
Further be sure of the availability of commercial plot before you sell your residential plot.
From the language of your post I feel it is some property dealer who has given you this advice. He will made his commission & only you will be looser.
Hope you will not mind my blunt advice.
