I have 01 kanal plot in C block Phase VIII DHA. What is approximate required budget for construction Ground+1.

RS. 9 to 1.3 Million depending on covered area and for average to good quality of construction But not the excellent work for that you need even more.

As pr my experience, Rs 13 Million are more than enough for A+ grade construction for a 1 kanal house with gound+1 and approx covered area of 5000 sqft

its all about management. if u will rely totally on thekedar then he will increase your budget very much. but if u will give only labour theka and provide material yourself then you can manage to make a A grade house in 70 lakhs.

I am making a house these days in DHA PH VI just finished the Gray structure. My estimate is that it will cost around 70-75 lac. This is with best quality material and medium range tiles, fittings etc. I have given only labour theka buying material myself.

And to add one more thing, in Rs 13 million one can even add a basement too.

If one can afford to put the required effort & manage selection, purchase & supply of material himself about 15 to 20% on the total cost of construction can be saved.

Apporximate Cost of double storied house of your given diemnsions will be approximately = 17 x 225 x 0.65 x 1.6 x 1800 = 71 lacs

17 means 17 marla and 225 sq feet in each marla. then what is .65 or 1.6 and 1800.
A 17 marla plot can be assumed as 1 Kanal (20 marla) plot.2. FAR (Floor area ratio = Total Covered Area/Plot Area) for 1 Kanal plots in most of the societies is 1.53.

Assuming a Construcction Rate of PRs. 1600/- per sq. ft the Total Cost = 17x225x1.5x1600 = PRs. 9,180,000/-4.

You can opt to go for a smaller covered area & the total price will reduce accordingly.
December 13, 2011 04:47 AM PST builder promised me to build house in 1800/sq ft.but now he says that the things are v v v expansive so i have to raise it to 2200lsq ft.THERE IS NO HARD AND FAST RULE FOR BUILDING HOUSE.
