There are many types of Fake
1. Fake stamp papers but Buyer and seller OK yes untill Fake pers are caught
2. Double registry: seller does Fraud and sellls the Land Twice., It is common Frauds People when get registry sometimes they are so stisfied by Court that they Become Lazy to report to Patwar Khana For Intiqal for years, In this case Intiqal will be done in Fabvor of the First person who reaches Patwar Khana. If 2nd one come soonafter then Intiqal of First will be held.
3. Seller is totally fake Like Plot is in name of a women who Just does Thumb impression and sellers who is usually a family member does Fraud in her name. In this case again intiqal will be done.
All these are examples of Dewani Cases which can continue for years.
That is why when Buying remember 2 rules
Check Papaers are Original [ we all do that]
Check seller is correct or not This is mostl Forgotton [This Complicates further if the Plot is Owed by a woman or Mukhtar Nama involved]
In Short Neither Court No Patwar Khana varifies the Originality of Papers or seller, they only see that all procedural formalities are fulfilled. |
