Its been a long time, there was no Islamabad related discussion on this platform. So here is what I observed during my recent visit to D-12 sector Islamabad.
I wish I could be optimistic, but sadly speaking, that’s what I saw. This sector is a clear example of CDA’s intentional ignorance. The moment you enter the sector, it gives you a look of a barren and deserted place. You see animals herding all over, some uneven, broken roads, huge sanitary pipes here and there, perhaps left by developers in fear of villagers’ attacks or lack of funds. No trees, no footpaths at all.
There is some construction work going on as well, but no one lives in those houses. I guess it might be investors doing so, but not sure about it. Living there is unimaginable since there is no proper link road to this sector and its completely isolated. First and foremost security is a huge issue.
Irony is that the prices of plots in D-12 are sky rocketing. In fact, prices of 25x40 to 60x90 size plots are 15 to 60 lacks higher then what they should be (based on my brief survey). I must say that the prices are not close to actual market prices and artificially increased by ‘agents’. So buyers must be aware. atiq raja. replied on Monday, February 27, 2012 08:17 AM

E-12 landscape is superb. Just few ‘katcha houses’ but mainly plain land, ideal and easier for CDA to develop. I would say if CDA willing, this sector can be developed in few months, but I must say that CDA’s corrupt mangers are the main hurdle in making E-12 and D-12 development a priority. Also, as I said in my posting that agents (Islamabad property dealers) have artificially raised D-12 plot prices. Their asking prices absolutely don’t reflect ground realities. E-11 has multiple pockets. Some of them are fully developed and give a look of mature sub-sector, whereas some of them are complete reflection of a village life. Construction work is going in all societies and it has good perspectives (only selective areas, not all of the E-11). Atiq bhai, your property is a ship, based on ‘nako nak’ concept. Looks cool! |
