The development charges in phase 7 were 10 lacs and it is expected that phase 9 development charges will be 12 lacs and those will be paid three years after ballot. I would expect ballot in next 1-2 years maximum. Also, the location of phase 9 is far better than phase 7 and comparable to phase 6 due to its proximity to phase 5, ring road and ferozpur road. The only problem is that phase 9 is too big and will take a long time to develop and DHA has intelligently created DHA Town to ensure that speed of development shifts positively towards Phase 9 as well. So on ballot you can expect 1 kanal plot prices to be 35-50 lacs depending on the location as plots near to phase 5 will be very expensive and at the end of phase 9 will be very cheap. In my view the price of phase 9 is not expensive neither cheap at the moment but based on market fundamentals and increase in demand we can expect it to touch the 30 lac mark in the next 12 months and later stabilise at 28 lacs till ballot news.
