DHA7 VS DHA9 Files,

Hi,
Why everyone is talking high abt DHA9. I think DHA7 file is better option than DHA9 File.
As DHA7 will be completed much earlier than DHA9 and the price difference is also not too much.
Please comment.

DHA 9 in 25+15 dev charges and phase 7 in 40 to 42 lac [below average but plots] are almost equal both got some advantages and disadvantages.
In short the advice is if you intend to make home in 2 to 4 years time go for phase 7 and if you want in 7 to 10 ys go for phase 9.
In average any phase of DHA is worth living in 3 to 5 ys after possession is given
I anticipate possession to be like this.
Most of Phase 7, after 12 months , new additions upto 2.5 years
Most of DHA 8 after 4 years
Most of DHA 9 after 7 to 8 years
DHA 5 ext after 3 years
DHA 9 shohda Town in 2.5 yers
Askari 11 in 1.5 years

Plot Location is an extremely important factor after Phase location. Phase-5 Ext was also a supposedly good location phase.

Instaed of Ph. 7 file, why dont you go for on-ground plot. You can choose a plot which you feel is suitable. It is recommended to go for an OK located plot and save the rest of the money to spend on house like good flooring or better bathrooms. However, if you have to invest and speculate, ph. 9 is a better option. Ph. 9 file is never recommended if in future you have plans to build a house as your plot most likely than not would be in average location and by then ph. 7 plots would be out of reach.
