UNREALISTIC price of DHA Phase 9 files,

Hi there,

I don't see its worth investing in Phase 9 for 1 Kanal price at high price of 25 lac + or if its 30 Lac and 12 Lac would be added as development charges which makes it 42 Lac and atleast 4 year or more would be the time when balloting announces.

We can easily buy 1 Kanal plot in Phase 7 starts from 36 Lac (including development charges) and obviously it will have a plot number now but no one knows if after 2, 3, 4 or more years ahead for phase 9 balloting and when time comes, it will be a plot near grave yard, or back behind the road at very bad location.

I'm no disappointing anyone but I would say price is going mad which is not realistic.

Like any other subject, one side feels passionate about its viability and future prospects because of factors like its a) location; b)relatively low entry price and development charges in installment.

On the other side, there's uncertainty about a) development and ballot timing; b) plot location.

Further comparison with other phases including Phase 7 completes the picture with similar looking opportunities, however, advanced in maturity on timeline.

So, my point here is that probably both options are worth taking a look yet none of the two are out of this world. Given the relatively large number of plots and people involved, both are average prospects and one might have a priority over the other depending upon the allowable time for maturity.

Believe me, none of the two are going to break a record in terms of returns of future potential. Both will be adjusted in price escalation phase, due to whatever reason, when it comes.

Sleep easy and go with your preference.

JK and Asad I agree with you people. 12 lac instalment will be couple of years after whereas someone is trying to compare it with phase 7 current price and adding up value of the futre in the current rate. It is good if has a plot or plots in phase 7 and trying to say buy phase 7 instead of phase 9 but infact this is not reality.

You can easily buy one kanal in dha phase 7 in 36 lacs for "ONLY" facing Ganda nala plots. Even a poor location plot in DHA7 start in 40 lacs plus budget.

None of DHA9 plots could be worth below 40 lacs if balloted today because DHA ends half km before Hudaira drain. How you could say 4 years? Where its written its going to be at least 4 years?

It could be balloted in 4 months or maximum 1 year as DHA Lahore need to do a major ballot every 3 years. Every 3 years DHA have to allot new plots to military officers. Last major ballot (of DHA8) where military allotments were done was held about 2 years ago. So now DHA phase 9 ballot must be done within next 12 months.
