I've an open question to all reader that DO WE REALLY REALLY NEED A PROPERTY DEALER when we have and can BUY/SELL the property directly from BUYER / SELLER?
I know there would be some advantages or disadvantages in both case but in the hard economic time, you all will agree that dealer atleast charge 1% both from buyer/seller and if there are more than one dealer involved, the actual price of the property will be much higher than market.
What would be your suggestions to avoid from that long chain of dealers' dealer who add more expense on actual value of the property?
For Example if a plot of 1 kanal has value of 40 Lac, dealer will get 1% (Rs.40,000) from buyer & Rs.40,000/- from seller and if there are more than 1 dealer involved, price will be more than 40 Lac + transfer charger, or unlimited commission of dealer.

In fact there are good dealers and there are bad dealers. If you are not aware of property procedures than it is good to have a good dealer. As far as price is concern yes some dealers keep their margin and you have to to pay upcharge. But again on the other hand there are some excellent dealers who work honestly but very few. |

As long as I am getting right price and reliable fraud free trasfer, I dont care how many dealers are making how much. Recently I bought a plot through my regular dealer. The price was good but the seller's real brother who was not a dealer had cheated him by 2+ lakh by acting on his behalf since the seller was away.
I usually don't care or ask for the other side's price as this only gives bad taste to the otherwise good deal for me. These things are part of the game. Same thing can happen vice versa when selling but as long as my buying or selling price is satisfactory for me, I really dont want to be cheap and unreasonably curious. I know if I deal direct I have less chance of getting good deals and more chances of getting ripped off by some fraudster or con artist pretending to be an honest guy or gal.
I would love to a have a good experienced dealer on my side just like a lawyer to look after my interests for a fee or even more than the fee to make sure I get the right price and reliable fraud free transfer. |
