Hello brothers,

This is a very nice discussion place I just happened to visit.

I have a one kanal (60x90) plot in Gulshanabad, Rawalpindi. My requirements are; atleast 3 bedrooms with attached baths, dressing, one kitchen plus dirty kitchen, a store, a servant quarter, drawing plus dining and a 30 feet front lawn.

Would appreciate your suggestions/advice in on the following scenario.

1- If I build a single story house with the above features.

2- If I build a double story house with 2 beds on the ground floor instead of 3 and the rest of stuff. Plus ONLY 2 beds and a lounge on the first floor.

How much would be the difference in construction cost for the above two scenarios. And what should I expect to spend to make a standard house.

MOST IMPORTANT:
Since I want a lot of open space like front lawn and side/back space so I don't want to build a conventional house of 3600 Sq. Ft covered area. How can I make a house on this one kanal plot having a ground floor convered area of around 2200 to 2400 Sq. Ft.

first of all referring to the most important point, it is very easy to make a house within the covered area you have mentioned i.e sq ft. it all depends on the design of the house for which you will have to hire a good architectural firm.

you don't have a long list of requirements and thus i believe it is very much manageable.

in the case of a single story house, with these requirements you will not be able to achieve the open space requirement as much as you will be in the case of double story house,

in a double story house you can have interesting spaces like double height areas .. internal courtyards.. plus a double story house would have a better elevation then a single story house.

for high end construction you would require around 3000 per sqft and for an avg construction the cost is around 1500 per sqft.

conclusion: hire a good architectural firm.
