Sector E-12 Islamabad,

Dear Friends :flg
To wish to buy and live in Islamabad proper but ever since I am trying every time the prices shoots up and get out of reach and these days it looks that perhaps it is not meant for me a little hope is E-12 Islamabad where I can buy but worried that if I buy in this sector when this sector will get developed. It is lingering on and on. Perhaps this delay is an opportunity for buyer like me.

I request the expertise of Islamabad please tell me whole heartedly
Will this sector get developed OR this sector will never get developed :h and Is it worth buying in this sector and if I buy how much of maximum time I have to wait. :h

D-12 n E-12 were launched almost at the same time about 25 years back. E-12 was supposed to be developed earlier for it is located near developed sectors. Logical access to D-12 was through E-12.

But D-12 got developed as interest of the influential plot holders was to be safeguarded. E-12 belongs to Yateems like me so it will take still more time. Eventually it will be developed and will be rated as as one of the best sectors. But WHEN is a big question mark.

Location as well as planning wise E-12 is one of the best sectors. But, as I always say, CDA has betrayed citizens of Islamabad to criminal level. Here, we are talking about the capital of the country: Islamabad. How on the face of earth CDA failed to develop this sector even in 25 years. CDA failed and fully qualify for a severe accountability procedure and punishments. Those who own land in E-12 must be financially compensated.

the misery is it doesn't seem to be developing in next 5 -8 years.
Reasons:

-No funds, even employee's salary budget is covered by auctioning commercial areas in G13 and some other sectors
-PM's task force suspended by Chief Justice few days back for being illegal
-Park Enclave on hold
-Margalla Avenue
-G14/1,2,3 Compensation for BuP
-C15, C16 announced with a ratification of Gillani today
-Shah Allah Dita Project of Water supply
-The already developed sector D-12 has not got utilities yet, so nearly no construction even after 2 yrs of development.
-and may be many more am not aware of

So I dont see it coming on CDA's priority list.

And even if it kicks out tomorrow, I should not expect constructing or living there before 10 years, UNLESS a miracle happens and Pakistani qoum roots out the ever growing corruption or 'Return the favor' culture

with in few months time cda will announce C13,C14 and C15 and collect money from innocent people and fill there pockets and sleep for 50 years secondly the margala avenue also effect d/12 because all traffic go pass through central road of d/12 but out side of e/11,i think in future d/12 will not be a good place for living due to heavy traffic goes through double road of d/12.

The traffic passing through D-12 will not be staying in D-12 but will be going to Islamabad but on what road ? Please write if you know the exact rout of forth coming Margala Avenue

About 40% of the traffic coming from Khyber Pakhtoonkhwa to Islamabad will pass through Margalla Avenue. It will disperse in Islamabad through all the outlets of D-12 i.e. E-11 and eventually E-12 etc. Of course, the traffic will pass through internal main double roads and service roads of D-12.

Still D-12 will remain a very costly sector of Islamabad and its price will keep going up n up.

Mian Nadeem is exactly right. That is what I was thinking. A major highway cannot be made to merge into D-12's service road. This is not how Islamabad is designed.

Islamabad's master plan has left plenty of space in-between sectors for highways (like 7th and 9th avenues run in-between sectors). Logically Margalla avenue should run parallel to the north service road of D-12 (a good distance apart from it), just before D-11 it should turn south and run in-between D-12 and D-11 until it reaches the point where the corner's of E-11 and D-12 meet. This is where it should turn east and run in-between E-11 and D-11 parallel to the northern strip. Just before E-10 it should turn south and become 11th Avenue.

Above is my guess but here is a clue: Take a look at the pre-qualification notice for 11th avenue. It says "from Kashmir Highway to Margalla Avenue" it does not say "from Kashmir Highway to E-11 service road". The only way 11th avenue can touch Margalla avenue is how I have described above.
