What should be the fair price of a 6 years old, 10 marla corner house in Wapda town E2 blocks, with 4 beds, 2 kitchen, 2 lounge.
Owner of house is asking for 95 lacs. Is it a fair price..?

It all depends upon location and Condition of house, You shared none of them I think asking price is high. E2 is good Block but location on Back of main or near Boundary matters. I guess the correct worth of house should be about 75. The guess is I can get House in Faisal town in 85 to 80 Lac, and what ever WAPDA town is inferior location than that. Now road structure is owned by LDA and soon you will see disintegration of roads.
How ever Built house cost is calculated like that
Brand new plot Plus construction Cost If A class Multiply covered area by 1500 Rs and add to Plot price
Slightly used or rented for one to 2 years multiply Construction cost worth Factor of 0.75.
6 to 10 years old but good condition Multiply the cost with 0.5 and add plots price.
More older.... all depends on condition , If very old but live able the multiply Construction with 0.25 and add plot price.
If single story and needs renovation very old the almost at plot price.
keep in Mind the plot prices in almost fully built area are "fake", the reason is Plot availability is so little that you have to pay unrealistic price. The buyers of plots in these areas are those who have some compulsion or need.
If You have to buy only in E2 due to some reason then it is different case other wise abundant old houses are there in WAPDA in 75 price |
