OPF Phase-1 Extension,

I am an OPF member. Please advise whether investment in OPF Phase-1 Extension Lahore will be fruitful in future. Further kinly guide abou the current rates at OPF Phase-1 Lahore.

OPF the worst organization of Pakistan and it is surprising we have Innocent friend who still consider it.

Price is OK , Location is OK it near old OPF 1 and Near Valencia, In Past OPF had Grossly underperformed in its developent standard and otherwise acquiring land and other issues, Plots are available for resale in OPF 1 And Price is Roughly 35 to 38 For an average on Ground Kanal. Due To poor Standard and Overseas owners there are only few houses here and there.
On Ground Plots in Valancia and Tariq Gardens are avialble in 45 to 48[average Location], There is no match of development standard and maintinance of OPF and Valencia and Tariq Gardens.
So this Investment is Ok only for thoses who dont have Money right now in hand and like investment on installments.

Since it is located on Defence Road near Valancia so location vise it is Ok. As price of 10 marla is 18 lac, am interested to buy in this budget, do you have idea when it can be ready for construction of house, what is current price of 10 marla in OPF 1. Can you suggest other better society in this range for house/investment.

It is going to be small area, If they have any land issues, as only these issues delay the development. Other wise this can be developed in less than 2 years. looking at installments plan it looks it may be handed over in 4 years, Please take care that some of plots be close to Nallah, Another approach could be if there no significant change in price after Ballot it may be ok to buy in resale market by paying 2, 3 lacs More. You will still have the option to pay remaining money in installments. Keep every thing ready including your OPF card and remain in touch closely with news next 3 weeks. I hope this project will be discussed in detail by insiders.

opf is getting more gain in terms of price hike. price of 10 marla in C block is between 35 to 28. this increase is because of road and parks development.
