Dear All,
today ive personally seen the letter which is issued to Army personals regarding allotment of plots in Phase ix DHA lahore. The tregic part of it is that DHA has mentioned on the top that posession of the plot will not be earlier then 10 years :( the letter date is 15-4-12 so this mean 14-4-22 :((.
i am sure in 10 years time dollor will be double. My uncle who deals in peoperty told me that DHA/ Army has started this to discourage gambling of files/plots/spaculations :( friend replied on Saturday, June 23, 2012 06:42 AM
@Hassan. You are talking about possession? i think development wont be completed in 10 years time.Phase 9 is the largest of all other phases. phase 7 is not yet fully developed( only P,Q,R,S T,U)construction is going on in rest but its yet to be developed. I just don't know why most of the people on this forum keep encouraging others regarding this phase being cheapest buy it or regret it kind of advise. |

@Hassan and fried. Actually, we generally are very careless on time lines. If you see all the previous phases, it takes substantial time to develop. I have myself been a victim of this as i purchased a plot in P block Phase 7 when a board was installed by DHA in 2007 saying that P Block will be developed by May 2008 and it is yet to be developed. The board is still there and anyone can go and check this. |

It will take years for a phase to be quite livable condition even after possession. DHA handed over possession of dha phase 6 in 2007 and after five years only around 900 to 1000 houses out of which half are completed and half in construction phase out of 8000 1 kanal plots.you have to go metro airport road or bedian road even to buy a bread.Peolpe are saying on this forum dha phase 8 will be ready in 2 to 3 years and will it will be populated even before dha phase 6.DHA phase 9 will be in livable condition at least 10 years. |

Dear MS If someone open a sector shop in DHA-6 now i think it will be good business so no need to go resident to Metro or Badian road for shoping for daily needs items. |

its funny that people actually took interest in ph 9 while everybody knows they will hardly get to live there before 15 yrs. if one is to spend 26 on a file, why not get a 10 marla in developed phase of dha by adding a few more lacs. Speculation + Greed is the formula of disaster |

Is it really such a bad investment that you can get a 1 kanal livable plot for your child after 10 years in the price of a Honda Civic today? Will you be able to buy one at that time in that price? NO. It is the best gift that you can give your child when he needs higher education |

@ all friends, thr ROI (phase ix) is too low if we look at the maturity time. for easy understanding let me put it this way: ten years ago gold price was 9000/ per tola @ current 58000/- ten years ago dollor was 43 and @ current it is 96 the price of phase ix file is 26 excluding dev charges which mean even if it double (excluding dev charges) itself within 10 years is still low as compared to inflation rate 11% per anum and ROI. brother i bought it in 2008 after strong recommendation of property experts at around 28 (if not wrong) at that time honda civic was 1.3 million which is now 2.2 million See if i would have bought two civics at that time my investment would have been 75% increased. result: Investing on car is even better then on phase ix :( |

Dear Hassan Your view point is almost correct but just keep in mind that honda has a limited life with devaluation in price each year whereas plot has no limited life. Buy one honda today and keep it for 10 years, after 10 years you will observe the difference between DHA 9 price and your honda price. I want to say that DHA 9 is a long run investment. This is my personal view only. |
