Grey Structure contract,

I am planning to sign a contract for grey structure for my 1 kanal house in Phase 6 DHA Lahore with a contractor. I am based outside Pakistan so I am planning for a lumpsum contract.

Can some experts and other friends who have recently gone through this experience kindly guide me on the issues which I should take care of while making this contract. What is generally included in grey structure and what is not. Should material make be mentioend in contract like cement etc. If so, then which makes are better.

A detailed guidance shall be highly appreciated.

I will suggest contract without material(labor only ) and someone should be there to check quality of work and to provide material ------ because lot of things needs to be observed during foundation/construction ----- and some time contractor try to save just one thousand even if it cost hundreds thousands loss to the owner--------- just imagine if mason person is not good or experienced ---- and what he can do with structure ????---- and some contractor try to find cheaper mason/labour to save money------------

I am also going through the same process but it took me quite long to decide a contractor. The person who is making my house in phase 5 is a very well educated honest and belong to very respectable family. If you would be interested I could give you the contact. Depends from Contrator to Contrator.

Anyways:
1. 4 tanks (2 Dirty, two fresh water)
2. Grills in windows,
3. Boundry wall and gate
4. Parapit wall at roof and mumty
5. Electric conduits
6. Water and Severage Conduits
7. Heat Insulation for roof

Material:
1. Model steel
2. DG or Mapple Leaf sement
3. Good Quality Bricks

Mixes
1. Roof plaster: 1:3
2. Walls 1:4
3. Chunai 1:5

Rate: 1200/sq ft. with basement (10 marla)
