I liked your comments and agree with you taht key factor in pice appreciation of phase 7 is the population in phase 6.
I purchased A plot in P block considering P BLOCK the best one due to it's locatation on main boulevard. But it has not appreciated as, as other blocks did in the recent wave of price hike. How do you rate P block and What is your forecast about this block in particular?

P Block will be Very Good Block of DHA 7 and will be rated almost equal to average Plots of DHA 6, there had been few difficulties in Getting Land [As you Know it is a big issue no Matter DHA, LDA or Bahria] But as per my Knowledge major issues resolved,

The only thing I can tell You that Plots very Near Village will not be very Good for Quick sell. A bit of Tag near the Village is affecting P block But once Nicely developed and some Population U will get Good return, same is true for Q Block which I think is also under priced. The true picture will be available once development is Complete and Exit of Village decided, The plots on the way to Exit of Village will be Low and other will gain. You can Visit Village exits in Phase 1,2 and 3 and see that there is Major Imact of passage of Village but not On all the plots.

The Loation of P755 was Not great to start with , but a new issue is this area is still not in posession of DHA till 6 months back, This is not an encroachment. You need Not to be Panic, Either Posession will be late or Or You will get relocation, DHA track record is most of Land is taken By them finally. But It depends a lot on Price appreciation in general. AS when Property prices soar Up the Owner get More interest to Get Files or plots For their Land Instead of Contining Litigation process. I am not sure in how Much you Bought this plot but you have been Trapped as You yourself Could Not Confirm on ground posession status and possibly seller was aware of it.
I Hope this litigation will be resolved soon and getting Possession bit late will help you to get Maximum profit and will save you from no Construction penelities.

Thanks Habib sab but I saw physical location before buying. There was road not only on this street but also the next street towards Burki road. If DHA had not the possession then how could the raod be developed? Perhaps you are talking of the area next to these two streets where still no roads are constructed.

Farooq Khan rest assured your plot is clear but there is a big patch behind your plot which is not clear till date you can see on Google earth. Though I agree that location is below average, but again true picture will come after few years when DHA might get more land. For the Time being the patch behind your plot may also be affecting the value of your plot.

Thank you Jameel sab, these types of pockets are inside found in P block, especially if you see the area where school and park was proposed but now plots are declared. How these are going to affect development and possession of this block ?

Farooq Sahib, That was based on my vist to area a while ago. it looks that your plots narrowly missed that unoccupied land.. Good For You
