Bahria Intellectual Village

Experts please advise on the prospects of Bahria Intellectual Village for living, its price and value for money.

Is it a good time to buy there and to live in near future?

Value: its very expensive e.g. 1 kanal starts 70 and goes upto 85 lacs.
Living: excellent for both short and long term living, beautiful area. Lots of construction.
time to buy: it is good time but negotiate hard for any plot. Also talk to Bahria directly and see if they have any on sale.

Do you think its worth it or there are other better choices?

I personally think its on a remote location quite far from GT road and main islamabad and at the same time its quite expensive.

What exactly are the distinctive features which make it good value for money now or in future?

Long term yes, if you want to live and appreciate living in that area. Rawalpindi/Islamabad are expanding so distance becomes relative term. It all depends where you work, your family or friends live and affordability. I would love to live in E7 but I can't :)
1 kanal house cost around 1.7 crores in DHA or even Bahria so if you buy a plot for 70 and put another 10 Mil for construction I think its better to build yourself rather buying. Features: proximity to shopping, schools, hospital and GT road. Good security, upscale living and free golf course membership.

I think the best area in entire BT this side of GT road . Some limited 13 Marla plots of 35/85 and 10 Marla of 50/50 are also there closer to park. Gi for them if u have less budjet but still want to buy. Cost u under 40. Best fir investment in 2-3 yr timeframe as well as ideal for house construction. U will see lot mor developments in near future.

Most property here has been bought by generals and big tycoons, the reasons for high price. But area is fully and aesthetically developed

Well some would argue that why spend 85 on a kanal when u can get a kanal in 30 - 35 lac in Phase 8 which is right next to it?

And if only height is the criteria, then there are few high places in phase 8 as well as St 27 to 36 in DHA ph 1.

so do you think one kanal in intellectual village is better than 3 kanal in phase 8 for investment purpose or living.

I think as phase 8 is more populated it will offer much more facilities than a secluded place like intellectual village?
