I think it is useless to waste 8 million for kanal plot in intellectual village, may opt for good plot in Bahria 2 or 3 in same budget. Height of Intellectual VIllage is a relative, it will vanish when houses will be built at front or backside of your house.
Emaar is an excellent place to live but electric load shedding in there, kanal plot official price is 60 lac but all kanal plots have been sold, some bigger size are available
Bahria 2 & 3 are very well populated, excellent place to live
In low budget of 40 lac Bahria Phase 8 Sector D is centrally located one can start construction, will be populated fast
