DHAI 2 vs Bahria Town Phases 2-5 Islamabad

Which one is the best place to buy for living in 2 - 3 years considering price, lifestyle and all other factors.

-bahria is mostly land filled area (filled in 90s)
-one man show, who is plungin in court cases
-very high prices
-no direct access to isb highway but thru busy pwd rd
-surrounded by smaller communities
-high maintenance charges

-one man show, who is plungin in court cases>> Bahria is reality, and I doubt its one man show anymore. They have board of directors and I am pretty sure it will be managed well even if one man not there.
-very high prices>> there is a reason why price is high :), people want to live there for reasons e.g. quality of life, security, clean, excellent infrastructure.
-no direct access to isb highway but thru busy pwd rd>> its relative, there are a lot of places that do not have direct access to highways leading to Islamabad e.g. Westridge, Lalazar, Peshawar road.
-surrounded by smaller communities>> DHA-2 is the same
-high maintenance charges>> you get what you pay, thats why its clean and secure living.

@ ZNS well said bro!
It should be very clear that Bahria town is not a one man show! Its an organization with complete hierarchy consisting of Board of directors at the top. Neither MR or his son can alone make a decision. Though they might have the influence on some of the decisions!

Well for now Bahria is a lot better than Dha2! as now DHA2 looks like a Ghost Town! i don't think things will change much in 2-3 years! as there are more supply than demand of plots in DHA islamabad. may be after 10-15 years we may be able to compare DHA2 with bahria!

Friends Bahria is a one man show indeed. board of directors are all emplyees. Father and son are minting money. Only cooperative society is a proper law protected society. Whereas Bahria is a Pvt limited company which aim is profit and busines only. A company can be in loss or in profit. It can be liquidated as well. Owner of property in BT are not the actual owners . They are a holder of a allotment letter on BT letter head, with no legal value.

Go and see the construction pace in DHA-2 proper and then fetch the dictionary and take out the meaning of your ghost town theory, brother or sister or whatever you happen to be, do not mislead the readers, please.

Interesting Debate ...If I may add some ..since my father live in Bahria and my elder brother lives in DHA2...
Ok lets first not put All of "Bahria" in One Bucket ..For the sake of this discussion atleast divide into 2 parts ...
1- Bahria (Phase 1 to 6)
2- Bahroa (Phase 7 to 9 and other bahria socities)

In my opinion in all 5 of the above categories Bahria Phase 1 to 6 is far better than DHA2. Again i am saying it coz I have stayed in both locations (Bahria for 3 Years and DHA 2 for 1.5 years) ..

I do agree that Bahria is a privately owned company and probably is a one man show..BUT I have no reason to say anything bad about Bahria so far. If water is short a call to there support number will have a tanker in fornt of your home in no time. My brother and sister both got married in Bahria , security wise , access to marriage halls etc it was so smooth. This summer heat and having no load shedings is simple priceless(My brother and his family are normally at my father place because of load shedding in DHA2)

Now to some questions before I replied
1- As far as access is concerned , Bahria has access from both GT Road and Islamabad Express(agreed that its thru PWD , but still having access is better than not having at all)
2- Phase 2 and some areas of Phase 3 is land filled , Surely NOT most of the area
3- Bahria does not own its Grid Station , infact they have leased some number of Mega for 25 years and have made regular payments to it (hence the reason of no load shedding)..its not ONLY political know how
4- Lastly massive community does not necessarily mean good community.

Dont forget "Too many cooks spoil the broth" ..Bahria is better off because its a one man show , things get done here because of the same reason. DHA2 started in 1994 (http://www.dhai.com.pk/ph2.htm) and its almost 20 years now .My brother has to wait 11 months to get his gas connection working (inspite of all his contacts)..His kids still come to Bahria for Schooling , his family comes to BAHRIA hospitals for care. In short based on the question asked by the person that is want a home for "LIVING" and outlook for 2-3 years ..BAHRIA is a clear winner.

Just wanted to be clear --he has to wait 11 month for Gas connection in DHA 2...bahria was smooth sailing from home construction to electricty, gas, water and finally getting a completion letter. My brother has to go thru many hurdles to build his home in DHA2 ..it so easy to cheat in your construction material in DHA2 not that easy in Bahria .

Thanks alot Nasir fir hr valuable input. This is what we wanted to hear, a clear and rational answer to the query.
I guess i will look for bahria on priority now, wonder if i could get a good deal.

My only concern now is the recently inflated prices in bahria.

Would u suggest to buy immediately or wait for them to settle down in next few months?.

And pls advise which phase is the best and economical?
