The problem cited above often comes up as and when the the prices of a particular land substantially increase over the passage of time. The Qabza Group with the help of local Patwari look for the lands with ambiguous/mushtarka or unclear title-ship which are easy to manipulate in anybody's advantage.
First of all in this case, you need to have Gardawari report and then you will have to get the HADD BANDI done from revenue department (Tehsildar). The revenue department will mark or identify your legal share in mushtarka intikal by NISHADAHI. Now all the legal stake/share holder of this mustarka Intikal should also agree in writing in front of sub registrar that where and how much land is yours in this purticular land/intikal. Once agreed and identified, your share will be transferred/intikal in your name and hence an individual title ship will come into existence. Then you have to get your individual intikal registered in the office of sub registrar to be safe in future.
