It is expensive due to greed and incompetence of the sponsors especially the Potohar Builders whose track record is dubious. In their first commercial building (Bizon Plaza) in Islamabad F-11 sector, they played tricks with the tenants and cheated them. In the Silver Oaks the per sq ft cost being charged is around Rs. 8,000/- whereas super super A grade construction cannot exceed Rs.3,000/- per sq ft. This is a shear proof of their greed and incompetence.

Can you explain further? I bought shops in Bi-zone itself from them and had an excellent experience so far with them. No problem at all. What you mean when you say:
