I recently bought a plot size 35/85 on a good location and now want to construct a house. As it is my ist experience guidance is required from brothers for accomodation/ map and expenditure . It will be a dbl storey house for a budget of arond 50 lac. Should igive to con tractor or do it myself.

Good location, I would suggest you do it yourself. Make sure you hire a very good architect.

Rawalpindi, sandwich between Bahria Ph-7 & 8. Also DHAI-1 sector E and F. These 35x85 plots facing swan river, very nice location and plots. I personally visited plan in January, wanted to buy but they were sold out. There was one available on the back road but I did not like since they were facing 50x55 plots, I heard that Bahria partnering with some of build 5 marla houses there.

the one facng 50/55 are also not bad as they are not on main road . The facing soan river are 3 lac more expensive. Any plot of this size facing soan river or 50/55 should be bought as I think it will cross 50 lac by mid next year as construction is in full swing in this beautiful area

@KMC.
its a personal choice. I would rather buy 1 kanal in phase-7 and build but my budget is no more than 35 lacs.

I am surprised how you guys r praising bahria intellectual village.
Please take a contractor or civil engineer with you to see the site, most of the area is land filled except the 2 and 4 kanal plots on top of this small hill.

These 35x85 and 50x55 plots especially are on far lower height and are made up on soan river bed.

secondly, if you have chosen it for view then you'll see it urself that sectors E and F of DHA 1 are at much much higher location.

Please take some technical or expert assistance, its not what it looks like...

And if you need further assurance, go and check with those who have constructed there, they will tell u how they are suffering from these land filled area

@Intellectual village.
what your thoughts on sector-A of Phase-8 and Sector-6 of Bahria Overseas Enclave? that area is along soan, also land filled? there must be instruction or a way to build in those areas since Bahria phase-3 was also land filled but its all populated.

you may buy a good one kanal plot in sector D, much much better place than 35x85 plots in Intellectual Village,what i have learned with experience that one should buy/own a maximum size plot at one certain place. In future you will see that even one kanal plots in I. Village will be considered smaller plots as compared 2 or 4 kanal plots - never ever buy a plot to be called ,chooti colony, lateron if one can afford

Arshad ch@ I bought it for 39. River soan bed is almost 30 feet down. Lot of construction activity going on... And have no problems... Tell me any one house which got filling problems.. Just one. Please don't spreAD rumors
