Which scheme is better from investment and house construction viewpoint.prices of village are more but it is still to be habitated in 2-3 years.

Intellectual Village is a jungle village now

DHA phase 1 for following reasons:
1. Intellectual Village is over priced, although location is good.
2. DHAI phase-1 well populated and price is good.

Intellectual village location is good , decelopment is nice and will be good in few years. It's surrounded by DHA-1 and Bahria. Free membership to golf club in Bahria. Few 12 Marla houses under construction, few bigger e.g. 4 kanal houses also under construction but again it's priced way too high. I visited both when I was in Pakistan in Jan and liked both, would prefer DHA-1 only because of more population, proximity to school etc.

one more thing to add, IV is not jungle :) its not very far from Bahria Expressway where alot of commercial activities going on. Closer to DHA business bay where all good names e.g. KFC, Bonanza, Gloria Jeans, KC Grill, Kitchen Cuisine etc. are working. Bahria Green Valley store is under construction, McDonald pad site is ready to roll. But again its priced too high so would not recommend.
