Future of Bahria Enclave,

Dear group members,

I hope everyone is enjoying their lives.

I have not seen a lot of active discussions on this forum about the Bahria Enclave Project of BT in Islamabad.

I remember when this project was launched in July 2012, everyone was opposing it here and always negative remarks.

Now when the Bahria Enclave has given possession in record time of about one year for its Phase-1 plot owners, still people are not talking (appreciating) about the same. Where as the project of CDA (Park Enclave) is still on papers.

Now the market of Bahria Enclave is still very high despite the scandals of MR.

I hope expert of this group will express views about this project.

Its still a remote place in the middle of wilderness. Posession will not make a difference coz i dont think anybody would be able to construct and live there as there are no schools, markets, police stations, etc in 20 km radius.

It might become a good place after 10 yrs.

@Ihsan,
unfortunately in Pakistan you cant be certain about anything, for real estate be it CDA,Bahria, DHA or any society there is a lot of uncertainity. Look at CDA which is considered most safe and what have they done with plot owners in sectors like D12 and E 12 etc?

So, in my view if you have budget than buy a plot or house in already developed area, if not you have to take risk. PAKISTAN IS RISKY. Orelse try to settle abroad if you can.....

The answer to your question is Bahria enclave has done very good so far, and looking at the development work so far you will see plot owners in Phase 1 will start construction immediately once they get possession which is scheduled to be given on 6th sep.

yes i have heard about bahria enclave... it is ready for construction and some people are also started construction! this is really amazing!

I am going to Pakistan in Nov and try taking possession of my 10 marla in Enclave, last time when I was there the development pace was good and glad to see they are delivering. Looking forward to start construction once I have the possession.

Despite of alllll the negativities attached with BE like no NOC and all shit attached with Malik Riaz, the best thing i see about bahria enclave is that it has given middle class a chance to have thier own home in islamabad which was just a dream before. If you look at people who have purchased these plots, most of these are people who have lived in islamabad on rented houses for decades and finally they can have thier own home.

All BE plot owners be happy you did not invest in CDA. Read this article. My sympathies for people who have invested in Park Enclave.

@Islamabadian are u OK?? what do u mean when u say BE has given chance for middle class to build home in islamabad?? 10 marla plot costs almost 35+ lac now add the standerd construction cost this would be 1 Crore for just a 10 marla house!! how can middle class in pakistan who are living on rests invest 1 Crore for a 10 marla house~!!! u crazy!!!
