Arif, Being a D-12 owner I would like to agree but I respectfully disagree with you. D-12 prices are already too high and the sector still unlivable. Road will bring traffic through this area but not the DEVELOPMENT, which is no where near fruition.
If some one tells me that CDA will complete the sector development with quality standards, I will buy your argument. For now buyer beware of highly inflated prices in D-12. I see D-12 prices a bubble ready to burst. Invest knowing the risk.

Mr.KS since you own a plot in D-12 you can not imagine the feeling of one who does not own or wanted to buy and D-12 plots are slipping off from their hand. Perhaps you are not familiar of the way of development by a CDA sector, it ia all ways like this and when sector gets at least half populated CDA start giving final touches. D-12 was left behind only because of not having a good access and Margala Avenue will provide it access from one side yet and Imagine if this link get connected to Faisal Masjid. I wish more sector get announced and price of D-12 gets dropped but it will remain a wish. Every week 5 to 6 maps are getting approvel for construction and I think at least half of the sector will be on go in a year time. Remember by standing in I-8 You can say you are in Islamabad but having Margala Hills in view gives you pleasant feeling of Islamabad. |

Brother Javid, I am sorry if I came across as arrogant or hurt any ones feeling; intention wasn't as such, therefore please accpet my sincere apologies. I just think that these prices are unrealistic and it reminds of real-estate bubble in the US in 2007. I do believe that good economic times are ahead in Pakistan with a possible govt change and Inshall-Allah the new govt will open up new sectors which should lower this inflated price and hence other will be able to afford. Give it a year and God willing we will collectively rebuild Pakistan from the ground up. |

I think that D-12 prices are pretty realistic and will actually increase gradually 5-10% every quarter moving forward. This is simply due to the three rules that set the land prices anywhere in the world; location, location and location and D-12 needs no explanation in this regard. |

It’s the last sector that there will ever be right beside lush green Margallah hills. Note that no other sector is going to be available for construction in real Islamabad for at least another 10-15 years, this might be the last chance actually. In my humble opinion D-12 is an elite sector and should be treated like one. Thank you |
