Agree with you Mr. Jameel regarding the overpriced phase 8. Good plots in W blocks in phase 8 are selling at 90+ lacs and Good plots in B block phase 6 are selling at 100 lacs. What laws of economics and investment can explain this anomaly? Phase 6 B block is at least 5-8 years ahead of W block phase 8 in terms of development works and number of houses already present. It's amazing how naive people are these days.
Another interesting point. Development work in phase 7-extension area started at least 2-3 months ago. And yet I did not come across even one broker or even the admins of this website who mentioned it. This shows an important point. Most brokers and dealers do not bother to actually visit the physical location so they can keep their client aware of on ground situation. All deals and sales purchase are done on maps. Sellers and Purchasers sit in cozy rooms and look at beautiful looking layout maps and finalise deals in the presence of brokers, who wilfully or through lack of professionalism do not provide them the complete information.
Anybody who wants to put his hard earned money into DHA, please take some time out and actually visit the physical location. You can go on motorbike, an SUV and whatever way possible but do look at the approximate location where you are planning to invest your money. This way you will know about all encroachments, villages, graveyards, pits, views, and any other feature that you need to have in mind before investing. Good Luck |
