I think Bahria Phase 1 to Phase 6 is completely sold by bahria, If you wana buy something , You have to go through real estate agents.In my opinion Phase 6 and Phase 5 are the best, because they are on "solid land" and they have better access to Islamabad Hwy through PWD.

I agree on your assessment (ph-5 &6 are best), only one thing that access through PWD is just messy. Small road, high traffic and trashy. PWD made bad decision allowing main access road commercial plots to be use for commercial. No proper planning. |

Nasir Bhai; By saying Phase 5 & 6 are on "solid land" I assume you mean they are not on fill. Are there issues with Phase 4 that you can help me with? I was thinking about buying in Phase 4 to build my home. Do I need to account for special construction issues such as settlement, cracking, etc? |

be careful in buying in bahria. most of phase 3 and 4 is land filled or stinky area coz of 'nala' around which is shown as a beautiful river in map.
bahria purchases the cheapest land, around nalas and depression areas, another example is phase 7 (esp 10 marla area) and most of phase 8 which was bed of river.
thats why bahria asks u to build a concrete base in 80% of plots so ur house doesn't sink in the soft clay.
by the way, heard they have started load shedding too? |

its not only phase 3 and 4 even phase 2 and 5 has land filled areas which are not visible now because they filled up this area 10 years before |

I do not understand. You are saying Phases 2, 3, 4 and 5 are all on fill. Where did all this fill come from, and isn't it very expensive to laydown fill material? Why would Bahria have made such an expense to bring dirt from some place elase and raise the entire area. Does not make much sense. |

Brothers , I am certain that none of the phases are ALL land fill. To my knowledge (and I have been in Bahria for 5 years now)...Phase 5,6 is solid ...there can be some landfill in Phase 5 but the ratio is very small and the landfill land is also very well condensed so for home construction it should be no issue |
