I recently bought a residential plot in phase 8, T-78 about a month ago. I bought it with the deal that 10 lac development charges I will have to pay in the next 3 years. Now when we went to take the allotment letter, DHA office said that it will take some more time because they are increasing the development charges and the decision has yet to be made. So, my question is that, is that increase in development charges news true or not? and if it is ture, is it only for those plots who have yet to pay the development charges or for all phase 8 plots? If only the new plots then I made a loss equal to the increase in development charges which is unfair to me by DHA. Can anyone please clarify this point.

It may be true, I have heard from a property dealer that the charges have gone up to 15 lacs. Excuse being used by DHA is that area is so deep. |

I will not be surprised if DHA increases development charges for phase 8. The development charges for phase 7 was fixed at 9 lacs way back in 2007 I think and the land for phase 7 is level. Phase 8 came 2 years later than phase 7 so we must keep in mind the inflation and increase in construction and development costs. Consider than along with deep pits and uneven land in phase 8 and you will wonder 10 lacs for phase 8 development charges may not have been feasible.
Dr. Raja sahib, if you do not mind, may i ask how much you paid for T-78 and also why you chose to buy T-78 and not some plot in phase 6 middle blocks such as G, D or L. Your answer will help lot of us in figuring out why people are willing to pay such high rates for plots in phase 8 when they can buy very good location plots in phase 6. |

DHA does not develop individual plots rather they develop the infrastructure around it, therefore all plot holders pay for it regardless if their specific plot is deep or not. I am not saying it is justified but this is the pretext DHA uses. |

Thank you for your kind feedback. Okay if 5 lac is worth paying, i agree, but then it should be for all plots of phase 8 and not only for those who have yet to pay the development charges. Otherwise, it is unfair if only the new alotees pay for it, am i right? please commnet. |
