1- B-17 has outstanding development.
2- It's is gated community and graded by 24/7.
3- Distance to Janah Supper Market After completion of Margala Ave will be approximately 20 minutes.
4- Prices of D-12, E11/12 will decrease after completion of Margala Ave and prices will increase in B-17, Cabinet Division, D-17, etc.
5- Lakes and local Dam to control water problem.
6- D-12 is very close to New GHQ place that will be traffic and security risk for surrounding residents.

@Guest007 If you go further away from B-17 in WAH plots are even cheaper then B-17 and by the way distance is measured in KILO METER and not in minutes. |

Agree with Waseem Malik. Also disagree with point#6. Having GHQ next to it will increase security and cleanliness. B17 also sounds like a viable option with lesser budget. |

I don't mind if you call B-17 in Islamabad, after all Bharia and DHA-1& 2 also like to be called in Islamabad. So much so people living in Gujar Khan tell they live in Islamabad. |

Dear Guest007 it seems that in such comparisons we tend to let our opinion go too far in one direction or the other instead of keeping it balanced. I agree with Waseem Malik. It is almost obvious that after Margalla Avenue is developed price in B-17 will increase due to shorter access. How much will it increase is anyone's guess. My guess is that its price might come closer to DHAI-2. This is just a loose guess which can be inaccurate but it is based on the fact that B-17 and DHAI-2 are at almost same distance from center of Islamabad. On the other hand it makes no sense to say that price in D-12 will decrease due to Margalla Avenue and B-17. For this to make sense you will have to give me prior examples of such a thing happening. Did the price in G-11 decrease due to G-15? NO. Did the price in I-8 decrease due to Bahria Town? NO. I hope you got my point. Your point number 7 "General Sense" does not seem to be accepted by the market either otherwise people interested in E-7 or F-7 etc would be running to D-12 or E-11. Why pay 5 carore per kanal in E-7 when similar opportunities are available in E-11 for just 2 carores which is only "5 minutes" away. The imaginary "Traffic and Security Risk" will have to be shared (along with D-12) by E-11, F-10, F-8 and E-7 as well because they are all adjacent to either General, Naval or Air Headquarters. E-7 and F-8 have done just fine so far and are likely to do the same in future. |

Please compare apples to apples. D-12 is far superior then D-12 in all aspects hence the high prices which are consistently increasing for the last 5 years now. Reality is that D-12 has no other sector to be compared with. Other sectors are either way too developed and matured or just don't enjoy the same location. Let's wait and let the Margallah Avenue and 11th Avenue be completed. D-12 will be completely developed by then and we'll have a new sector in Islamabad. B-17 will be a nice place in the vicinity of Islamabad just like DHA and BT. |

I purchased 3 kanal open DHAI Phase 2 extension files for 9.5lakh each ... it cost me 29lakh in total 3 years ago. After 3 years the cost of those file are 7.85lakh per kanal. so i lost 1.65lakh per plot. So approx 6lakh in total ( Rupee devalued also another factor) Luckily i purchased 1kanal plot in B-17 this year in January for 26lakh in B sector. After 3 weeks i received call from property dealer that the same plot is selling for 38lakh and now its even crossed 45lakh ... and by reading this post it seems that Inshallah it will cross 50lakh barrier soon :) My question now is ... with so many societies around .. what is the barometer for investment ? Its difficult to predict. Those who are defending D-12 because of its location .. forgot that this particular society was announced back in 1988 and today is 2012. Not to offence any one but its development in D-12 is pathetic. I hope that it should be picked and should benefit all |

Brothers...Sisters...OK to have a plot anywhere and fine being a property dealer and really alright defending any area of your choice and interest but for heaven's sake Do Not compare B-17 to D-12. It's just as big a mistake as to compare B-17 to D-12. Remember you don't compare B-17 to D-12 ever right. How often do you see anyone compare B-17 to D-12.It's just as bizarre as if you go and notice that some compares B-17 to D-12. Rest my case. Respect. |

D-17 is certainly much better than B-17 ... and will remain so. The question is that is E-12 (development work is not yet started) better than B-17??? Most of the people think location wise E-12 is better than D-12 and once developed price of its plots will come closer to D-12. |

@ZA Correction please- the discussion was for D-12 and D-17 but you are right either way. I think you can't compare E-12 with B-17 too. E-12 is way better location wise and will be a nice sector once developed. |
