:h Suggestions invited
I am planning to start construction of my house in DHA Islamabad. In this regard, I would like to have suggestions from friends visiting this website about the following
(1) covered area vis open area
(2) No. of bed rooms on ground floor and their size etc.
(3) Size of kitchen, Dinning, Drawing, TV lounge/Living Room, Study Room etc.
What is normally ideal construction on first Floor.

You seem to be in initial phase of planning your house. Irrespective of your intended use, you must plan your house to serve multi-pupose utilities. It should be planned according to the market demand to have ready re-sale option. The two portions,GF & FF should be independent to rent them out separately.
If you don't see any need of selling or renting out in foreseeable future even then plan so to serve the above-mentioned purposes. |

I'm sorry but the advise of Aamir is stupid.
House is home! It has to be purpose built as a dream house.
You didn't mentioned the area but 250 to 500sq.yard. should be for single family.
Number of rooms for a single family shall be 3-4 respectively.
There shall be reasonable open area, usually bylaws define minimum requirements.
Do not built a house targeting multifamily, it will prove to be a foundation stone of the costlier blunder you have ever made.
Focus, more on structural strength and quality control.
Distribution of rooms and space is fundamental.
It is difficult to answer your question but I like to have following parameters for my 1kanal house:
-There shall be 3-4 B.Rooms.
-Minimum size of Master B.room shall be around 13x16
-Minimum size of B.Room shall be around 12x14
-Minimums size of Kitchen shall be around 12x14
-Minimum size of D.room shall be around 12x14
-Minimum size of Bath Room shall be around 6x10
-There shall be dressing with master Bathroom
-Ventilation and lighting is fundamental |

I do not the size of the plot. Best is to get in touch with some architect to guide and help you through to use the the money in most useful and efficient way. You can get the namesand addresses from DHA office itself. |

Go to DHA II, you will see many under construction houses. Just visit some houses and you will find some good designs and you may get a good idea.
Tips from here and there will confuse you and make you double n triple minded. |
