I amd working in Blue area Islamabad.i plan to buy an house/plot for residence purpose.my total budget is 80-90 Lekh.kindly advice me which one option is better for living and investment purpose ( future gain against this invesement)

1- Buy a 25x50,30x50 old house in G-9,G-8.which is close to my office and all fasilities are alreday available.
2- or buy a plot in surrounding area and construct him byselves, like G-13,g-14,PWD etc...

Wake up dear smell coffee ! It is not possible to buy 25x50 or30x50 house in G-9 or in G-8.
I'll be pleased to buy one as well if that is the case.

Just 3-months ago i transferred to Islamabad and now i want to shifted my family here,so i have no idea about the worth of such house.please if possible you can post here the worth of 25x50,30x50 house.thanks.

Kaleem, sure with this budget you can find a small house (25x50) in these 2 sectors. perhaps single story.

g-13 and g-14 or even g-15 is gud option.(buy plot n construct housE)
u can surely get an old house in this budget in g-9,g-8 but you will have to look for it.

but PWD bahria dha are in zone 5 they will be very far from main islamabad zone 1 or your office in blue area.

Dear Kaleem.

If you have a car then consider zone 2. B-17, D-17 Margala view, G-15, F-17, etc. This will give you nice shelter and Lucrative profit in next three year or so.

I was living in Islamabad last year. There was a newly constructed house on back of my house lane in G10/4.. the area of that house was around 25*50. The asking price of that double storey house was 110 Lakhs but it was a year ago not sure how much its going to worth now. Even though that house looked good from outside, but the quality of construction inside was not much of high standard. Also, its location was not prime. It was an ordinary locality.

One of my colleague bought 3 Bedroom apartment in F11 in Al Safa 2 building. It cost him more than 1 crore.

The prices are insanely high in already developed old sectors. With at least 1 Crore, you have these options.
1 Buy a small old house in G9/G10/G11 sectors
2 Buy a good apartment in F10/F11 sectors
3 Buy a good house with 10 Marla are in bahria town/DHA etc.
4 Buy something in developing sectors and build your own house (it will take time, but is the best option i think)

buy a 40*90 plot in g-15 and construct house
OR
a small plot in g-13 and constrict house.

both are good available options.they can give a better return if u just construct a house and then sell it.

Dear Kaleem,

I was in a similar situation an year ago, i bought i kanal plot in Defence phase 2 following are the pluses.

1) I Kanal, 45 to 50+, plot value.
2) Single story construction 40 + depending on covered area.
3) Large area
4) 24 hours security
5) Good community
6) People living around you are educated, nice families
7) Brand new house, lots of space

the only draw back is long distance to Islamabad, which for me is bearable considering all the above pluses.

Believe me i have lived nearly 20 years in G-9 area following are some points.

1) 90 to 1 crore you get an old house of 25 * 50
2) Congested area
3) lot of Afghanis in G-9 area.
4) A lot of robberies, Un-secure, specially G-9.
5) G-9/4, G-9/2 and Karachi company area, too much commercialized now
6) A lot of homes turning into boys hostels e.g.
7) Cleanliness , not very clean.
8) The homes near the markets are now mostly owned or rented by shopkeepers, so un-educated families, you get the idea.

so think twice and thrice before bying only due to be near to you office, one more thing is that the value of these homes is already at the max and will not appreciate compared to newly developing areas like DHA, bahria etc..
