I am a salaried person. I have 4.5 marla plot in lahore want to start its construction. My total saving is around 10-12 lacs. I am thinking of grey structure single story up-to a level where i can shift with my family.
Is this amount is sufficient to start the construction or not keeping in mind that i don't want to finish and just want to construct in grey structure first? AHM replied on Tuesday, October 23, 2012 05:32 PM
Grey structure will cost you 900/sft epx. 4.5marla is 1100 sft single storey. So your budget is enough to complete grey structure of your house. Monitor the material purchasing by yourself. |

Another question is, My plot is around 6 feed deep from the street level. How much it can effect the construction cost. Also is going for basement is good idea? Thanks, |

Basement is not suggested in small size houses. Construction cost goes quite high than the normal structure and maintaining the basement itself is quite difficult (some may oppose but I studied it in detail and concluded to avoid it). Filling may cost you another one lac in addition to 900/sft. Your budget is still enough. If one plays smartly, he can manage single storey house to make it liveable with average finishes within your budget. God help you! |

AHM!Additional cost in deep plot will not be just on account of filling. Foundations of the house cannot be constructed on filling. These have to be started from the soil level available or may be even lower. This will involve additional brickwork.If well compacted sand is used as filling, the foundation could be placed at somewhat higher level, but that will again cost higher because of higher price of sand as compared to earth filling. |
