Bahria enclave,

Dear all,
I booked a 10 Marla plot in bahria enclave PHASE 2, now i visited site and hopefully i will get possession in January.

I intend to start construction immediately as i have around 60 LAK cash, but i have some reservations. Lets suppose i construct my house in one year and start living in it. There would be a lot of construction activity going around as a result there would be many trucks, noise and dust etc which may continue for five years untill the enclave is fully habitated.

I need some expert advise should i start construction in bahria enclave? will i be able to live in BE after one year keeping in view above mentioned factors????

Expert advise will be highly appreciated as i m v confused.

Please provide more information from your site visit since I also have 10 marla and plan to construct. it will take at least 7-10 yrs before enclave is populated (look at ph 1-6 of Bahria) so I won't wait for 7-10 yrs as the cost of construction is already going up every day.

I agree with ZNS, I constructed two houses in 2 years difference, one for me and another for my brother. within 2 years the cost of construction is more than double. specially the price of material. mazdoori rates are increased almost 70 - 80 % in two years.

so if you have plans to construct your house then don't delay even a single day!

@ZNA following is latest update

1)construction of zoo, mosque and children park is underway.
2)One model villa is ready.
3)i saw construction of 5 to 6 houses in a row behind sales and marketing office close to bahria apartments, but i m not sure who is constructing it.
4)BE staff was 100% confident that possession for phase 2 will be given in January.
5)New road connecting kuri road directly to BE is complete now, now we dont have to go through that old road between villages (the road with different curves). The road is in excellent condition.
5) About construction in PHASE 1 BE staff said that approval of design etc for houses was underway.

I will construct house immediately, but will i be able to live there after completion of construction amidst sooo much construction activity going around?

your point 1-3 are applicable to ph-1 i think? Did you see phase-2 work? They told us same thing, Jan 2013 but I would like to see/know the development pace in phase-2. Ph-2 appears to be too big and completion in next 2 months will be very challenging unless they have finished significant amount of ground work..

Livable- sure why not, we did that once. Challenges:
1. Schools.
2. Grocery.
3. Everyday cleaning because of dust, even if there is no activity you will that problem because you are by yourself with out any house next to you, back or infront of you.

Google earth has latest image of BE. It is only two months old.
