is it possible to construct 3500sft covered area (in 1 kanal plot) of two stories (ground + first)with four beds and baths with B class finish within 35-lakh?, my cousin is experienced contractor he has quoted me price of 35 lakh to 37 lakh to do the job. but i need second opinion to avoid problems at the end. plz do guide in this regard. plz do let me know what will be material cost for this job if i hire someone on labour rate? :h

It is likely to cost around 55 to 60 lacs.

Since Finish is of B Class and the the covered area is 3500 sft so yes it is possible with almost negligible profit margins for an experienced Contractor.

it is my understanding that you are living outside pakistan and your cousin is inside pakistan.
i think your cousin will rip you off and run away with your money.

If your plot is outside DHA then labor rate is 130/sqft +- while in dha it is from 160-200, grey structure costs about 700-900 depending on quality n design of building. Rest u can estimate.

It would be a grey structure only. It cost me 22 lac for a 1800sft 3.5 marla house with B class finish. So be carefull.

it is impossible with current material prices. I started in PIA housing near (wapda round about) LHR 1 Kanal in Sep 2010 with 5400Sf coverred area 3B Ground and 3 First F. its almost at finising stage now.till now i transferred from Saudi U$$110K just for construction. When i started the briks were 3800rupees per 1000

@Mohsin , yes you are right about negligible profit margins as he has discussed it with me already, i just want to know if we take 800/sqft for grey structure, then it will cost me like 28lakh, so do you think that remaining 9 lakh to 10 lakh is enough to buy B class finish material?

sorry i forgot to mentions, i have 4beds and baths with dressing (2 on Ground 2 on first floor)+ 1-drawing room(ground floor) + 2kitchen+ 1-store room+ 2 TV lounge. can all these be managed in 10 lakh for B class finish, keeping 28 lakh for grey structure. as it makes total of 38 lakh
