Can somebody inform why commercial plots facing residential are cheap?

Commercial is always consider valuable for its location..
facing residentail have usually less customer activity.
facing residential some time becomes very local market ...no big brands or hardly any banks
this less rule dont apply if residential facing plots are at MB |
