I want to invest in real estate sector in lda avenue.
I have heard that there are lot of litigation issues and other issue in this society.However this society is at grass root level and will see a lot appreciation because of its ideal location.
Expert may advise me to buy property in lda avenue or not?
How can i make my investment safe and litigation free and having no issue in it in lda avenue 1.

If you want to play safe, Simply don't invest there.

There are few salient advice about LDA avenue 1.
It is still low Priced in spite of good Location and reasons for that
1. it is difficult to complete sell and Chase in LDA in limited time. They are unpredictable and suits best for the people living in Pakistan.
2. There are still litigation issues in patches here and there even where you will see Carpeted Roads the actual situation will be only clear ta time of possession.
3. as in all other Govt schemes this area is not free from Qabza Group, though all People dont have bad experience but there is too Much anxiety.
This has been history of most LDA schemes and finally they grow,

i do agree with mr qasim.lda is best location and i am sure after possession rates will be minimum doubled.right now its best investment.if i will have money i will must buy here.littigation plots are not transferable.when you will go to lda office they will tell you that this prot is in littigation area and is not transferable.

I was interested LDA avenue plot 10 marla or 1 kanal. when I consulted couple of dealers few days back, they said minimum one month is required to transfer LDA plots.

then I change my mind and now days thinking for some other options like Fazaiya or any other cooperate society as I can't stay in Pakistan for more then 2 weeks.

I have confirmed with one of my best friends who is living in Johar town; he said now days transfer procedure for LDA avenue is very clean and computerized but it takes minimum one month.

it takes maximum one month.two months before i sold out my plot in lda and it took only maximum one month.mr kashif ali you can do biana and take time from lda office and can come after one month only for one day.

LDA one window transfer procedure improved alot and I agree with Mr Kashir that procedure for new scheme like LDA Avenue1 is very clean and computerized.

For expat, as explained by brother LDA Avendue1 some body can do biana and send LDA transfer paper to transferee by courier for signature and submit document to One window, travel to Pakistan just around the final transfer date and that it.

I recently travel to Pakistan for only 4 day and completed LDA transfer in the same way :) :)

There are lot of good agents, the one I chose thru website cheated me for AED 185,000.- as he took this advance from me in his name and never paid and since I had gone to lahore for transfer for 2 days only I had to borrow this money from some one and pay and he promised to return in a weeks time even he gave me a cheque but no use so I lost it.

initial transfer after NOC is approx 2-3 week's time and then registry another 3-4 weeks. you have to have an address in Pak to receive docs. safe is to pay money in authoritie's name, do not trust any one who says you pay to me and I will pay and give receipt. It never happens, an honest person will never ask for money, he will ask for draft in payee's name direct and he will work as carrier only.

I heard block C & D are better as whatever short comining in A&B were, they had over come. I was in love with the location and compromised on construction quality as it can be fixed

MR Kashif , It will take only 12 days maximum if you pay double fee for the transfer of plot , this fees will be charged by LDA , almost 50000 , you have to bear extra if you want to transfer the plot on urgent basis , it is useless to buy in Fazaiya as compared to LDA , sooner or later you will be realized that you are going to make a mistake by investing any where else instead of LDA
