Is it worth buying agricultural land of 2 -3 acers in punjab sialkot daska side

price per acer is 25 lack,
rent/Theka per year is 25 thousand ruppes or 2 thousand per month?

dear it is good to have agri land and then dont count the rent money becz the the rent is only 1 persent per yaer which is very less than other commercial which is normally between 3-5 percentbut in this case person has some respect that u r landlord second thing is it is life long,
to take agri land only 2-3 acres no benefits but if u r interested take atleast 10 acres then it will be ok othervise i will give u advice leave this plan, its only headache.

actually this land is right next to my existing land and my relative is selling, I have around 3 existing acers and this is right next to my land, although this lands belong to my elders and relatives but I am wondering that 1 percent return per year when inflation is 10 plus percent does not make sense.

I am also overseas Pakistani so rather than investing 75 lack for 3 ackers I may focus on higher end areas of pakistan etc..... confused.

dear
now this is different case. if u already have land next to it,attached to it. then u should seriously considered it so in this way u can make about 5-6 acres,which is enough for holding for children.
moreover i think price is bit more and theka is less becz in Gujranwala division the 1 acre is about 15-20 laks and theka is is 40000.which is between 2-3 percent.
it should be like this .for ur land the rent should be atleast 50000.
other thing u mention about inflation,u should think that the price of ur land will also increase every year , say be 5-7 percent.

basically if u desire to take agri land ,these type of people do nt think much about return,becz agri land never be good for return as other plot or houses, but u feel that u r landlord of ur village .

Dear Brother, I had agricultural lands in southern punjab which I sold cuz I belong to lahore and live outside pakistan. There is no point buying agricultural land in Pakistan for people like us unless we retire, I plan to buy a small farm for my retirement which will be only meant for my own purpose and not commercial, just to slow down the time when one is old, go back to nature. For now, buy residential plots in Lahore and let them stay there to multiply, DHA is the best bet, safe investment for expatriates. Being sentimental about elder's properties is good, but buying agricultural land at this price is bad business.
