Butt sb actually it is the potential of future cash flows that is pushing the prices high. Potential of rent/returns in Ph 1 K and Ph 2 Q is very low since the property is only two floors with small roads. Just compare that with phase 3 where average rental for 8 marla plot is around 5 lakhs per month and this isn't still the 72 feet height. In phase 5 and onwards, the development is much better with large roads and with height of 72 feet that can accommodate around 7 floors, which obviously means that potential of rent/returns is much higher. |
