Please be generous and do mention that your friend (Mr. K.C.) bought NFC 2 (from LRE) when Lahore Real Estate was recommending it for a 3 to 5 years investment. We are glad NFC 2 has gained on average 400% to 500% on cost of land in just about 4 years time. Plots which were available for 5 to 6 Lacs four years ago (cost of land) are now worth 25 to 30 Lacs (cost of land). What Next? NFC 2 was a very LOW-RISK and HIGH-REWARD investment back then; and comparing its ideal location (dual approach from Multan Road and Canal Road); and prices in adjacent Bahria Town touching the sky (one Kanal high price approaching well above 1 Crore already), NFC 2 is still very LOW-RISK and HIGH-REWARD investment. We expect it to gain another 300% to 400% in next 3 to 5 years. There is also some chance that Bahria Town make some arrangement with NFC 2 management (or even take over NFC 2 by a good bid acceptable to members) in order to give Bahria Town a major additional benefit of 150 Ft direct dual approach from Multan Road and Canal Road. This way or the other the main boulevard of BT Sector F is going to be connected with 150 Ft Main Boulevard of NFC 2. It's essentially one and same MB. [ Food for thought: Compare commercial prices in BT Sector F MB (currently around 2.25 Crore for 5 Marla and rising); and on the same 150 Ft MB in NFC 2 at much better location i.e. a unique commercial hub ideally located between Multan Road and Canal Road at the main entrance of NFC 2. Keep in mind that this commercial hub will serve as the main gateway of future Bahria Town for people approaching from the very busy Multan Road side. It will save approximately 6 KM of travel for residents & visitors of BT Sector C, D, E, F and G approaching or leaving BT from the south side. ] All the proposed four phases of Bahria Town Sector F are situated behind NFC 2 where NFC 2 ends on the east side (at relatively inferior location than the worse of the NFC 2 plots). Bahria Town is a great housing society and NFC 2 can never be better than BT (except for location compared with newer sectors of BT), but even if we consider NFC 2 price to be half of the price of BT, there is around 2 Million PKR of free money in average NFC 2 one kanal plot (similar is the case for 5 and 10 Marla plots of NFC 2). Soon the leftover patch of Canal road from BT Overseas B Block to NFC 2 (just a few hundred meters) will be carpeted making this hidden gem MUCH MORE VISIBLE for general public including investors and home seekers. A 300% to 400% gain in next 3 to 5 years is a very reasonable and realistic scenario. In the best case scenario i.e. if BT takes over NFC 2, the anticipated gain in NFC 2 can be well above 500% in the next 3 to 5 years. |
