I have a plot on a main road of wapda town which i plan to build for semi commercial rent out purpose like school or academy. Iam yet to built it. And i am planning to keep a small portion with me for residential use. I would like to inquire from the experienced members what are the challenges to consider for this kind of plan ie to rent out for semi commercial use. How to have a safe renting option ie in case i want to get it vocated in future then its doable ? Apart from school /academy what other options are there for semi commercial rent out ?

Wapada society is like Wapada dept,they say onething and do another thing.I live in that area.They will initially not object when you start commericial activities,but then they will start sending you waterbills @100,000 per month and then when you try to sell the property they will not do the transfer unless you clear that bill.Lot of people have suffered and one man had to pay 16 lac as bill.The only exection are drs/architects who can use 25% of the area as there clinic.I also have a plot on the main road,but abandoned the idea after doing the research.Just make a house and give it on rent |

doctors ,Engineers and Architects can utilize 25% of the area but for that purpose wapda socitey creates problem to get NOC from LDA and LDA YOU KNOW how to get NOC VERY DIFFICULT.This is the value of supreem court order that above mentioned catagory can utilize 25%. |
