I need a little information and help. I am overseas and can`t easily get information so if anyone can help me out.
I have bought a plot in Bahria Town Rawalpindi Phase 4, in 2011 (transferred from another owner). I did not took the position but paid all fees for allotment etc.
1 - I have just received a letter for Bahria Town, that I have about July 2014 to start construction otherwise I have to pay penalty of 2500 per month starting from July 2012. Don’t understand why they go back 2 years to put charges on me. Is this normal ? Like I have to pay 60,000 of arrears :S doesn’t make sense.
2- What is the minimum that is considered as construction started for Bahria Town (Bunyad or Grey structure) ? Or Can I just pay for Map charges right now and these penalties will be waived ? Or I have to actually start the construction before July 2014 ?
3- Is there any maximum time to finish the house or I can just build the Base (buniyad) now an wait a year or 2 before going further ?
If paying map can waive the penalty from 2012, I prefer to use that amount to pay for map now so that I don’t lose my hard earn money on useless charges.

I suggest that you take possession immediately, once you do that you will have 3 yrs to complete construction. Possession is important. |

Dear Pardesi-ca,
I don't think that any options suggested by you would PRACTICALLY work to save you from penalty. Bahria Town would be the winner in any case. I would try to reply your quires point by point as soon as I am able to spare some time for this.
