Phase 7 vs Phase 9 commercial investment,

Is Phase 7 or Phase 9 commercial investment better? Both are around same price today. Phase 7 gives a confirmed location plot whereas Phase 9 is a file and location and therefore future value is not known.

What could be the likely value in 3 years of both?

Please also provide transfer charges for both.

Phase 9 is high return high risk. Phase 7 is medium return low risk. Choice is yours.

I don't think Phase 9 is high risk. It's only indefinite time (up to 10+ years).
Since most guys want a 3-5 years investment, Phase 7 is much better.
Another reason is that maximum return on commercial is gained when it's populated. Now you can guess # of years required to populate phase 7 vs. phase 9.

Dear Tariq Sahib,
If you want to invest in dha phase 8 commercial property, i will recommend you to invest in Either CCA1 or CCA 2, which are middle of phase 8, Broadway Commercial is surrounded by villages from both sides. In case of 4 or 8 marla commercial broadway file there is no way that you will get good location. The prof is that a DHA6 MB commercial plot of 4 Marla is more expensive than most 8 marla on Broadway commercial.

DHA Phase 9 8-Marla commercial file is better option than Broadway Commercial 8-Maral.
