I am planning to buy a 4 marla commercial file in DHA Lahore. I plan to construct a commercial building and later rent it out for commercial purpose.
1. Which phase will be the best for this investment in the long run? 7, 8, 9?
2. What are the key things that should be kept in mind before making such an investment?
3. What are the risks involved in this investment?
4. Purchasing a commercial file does not guarantee the location, as after balloting the plot will be allotted randomly. Is it okay to buy a commercial file which will become commercial plot after ballot?
5. Are there any development charges to be paid after ballot?

Dear Sir,
For Long run buy dha phase 9 commercial file (due to its superb location and the modern one town planning wise) to get maximum return.you can build plaza as well in future for rental income.In case of dha phase 8 commercial broadway file the probability to get reasonable plot is very rare.If you want to build plaza earliest than phase 7 is not bad choice . obviously location is unknown before ballot there you are paying a lot less than plot price as well but this risk will pay must.surely you need to pay development charges after ballot on installment.

Ph 7 comm is better than ph 9 coz ph7 is on ground and getting ready before ph 9. |

Go for it. Any thing in DHA is guaranteed to be good in the long run. Phase 7,8or 9 are all good. It is just matter of time with all the phases and nothing else. Just see that phase 1 to 5 are all the same in general and that is what is going to happen with phase 7,8 and 9 when all three will be fully developed. It is just matter of time. |
