IF you are busy and Have No experience then Turn Key is the best agreement, But Make sure to write agreement, what material will be used Take expert Opinion. Make sure that extra work rates are fixed, In case you need to do some thing more than the agreement then rates of wall making plaster and Floor etc should be fixed. The extra work Is usually a dispute as you cant foresee many things and in Dispute only Thekedar gets benefit. Also Fix How You will pay. There is an Illusion that when Walls and Concrete roof is done it looks house is erected but actually only 30% work is done so make sure that you dont pay more than this at this stage. If Thekedar has already taken 50% he will run away. Contract with Material needs supervision as well. Foudation 8% Work Walls and roofs 30% work All Plater Roof Tiles Plumbing Pipes and wiring Pipes Floor Palter "Kacha" 50 % work Completed. Floor Kitchen Baths Doors wood work Paint Polish outside Boundary an Lawn etc then Completion certificate obtained 100% In Otherwords Material and Labour Cost is More to Finish the House. I completed small Construction In My Own Suervision and it Costed me only 1500 Per Sq feet But Usually Turn Key rates are about 2000 Per Square feet. |
