Is it better to buy phase9 residential files (3 or 4) or buy one commercial 4 marla file.

Dear LRE,

I have seen the broadway commercial file 8 marla is 330 lacs but also you can get plot 8 marla in same price , which is better and how many years it will take the BroadWay plot (325 lacs) price to rise.Is it advisable to buy file rather than plot in broadway for 330 lacs.
