Relocating DHA ph 6 1 kanal plot to Phase 7 2 kanal,

Dear all - I read this on this platform yesterday and have physically gone on site to verify. I have a one kanal plot in DHA phase 6 which is about 165-175 lacs. If I add a little more (10 lacs or so), I can get a good location 2 kanal plot in DHA phase 7. It is just 2 or 3 minutes drive away from my current plot. I personally believe Phase 7 will grow tremendously and given there are only about 150 plots of 2 kanal in the entire Phase 7, prices will grow manifolds as 2 kanal in phase 6 is 450 lacs. I plan to constuct my house in 5 years.

Your thoughts and feedback is welcome.

there will always be a price difference between phase 6-7 small or large. Phase 6 is over all better planed and connected.

its like comparing Y block phase 3 to BB or AA phase VI ?

It is a good idea for investment purpose. But if you are planning to build a house in 5 years, I dont think it will be practical. The lower cutting of Ph 7 will not be populated in 5 years.
Phase 6 got possession 7-8 years ago, and untill now, except for A,B,C and J block, most area looks deserted.

I think this is an excellent idea. 2 kanal plot in DHA is a very rare commodity. Pick any phase (no matter what the location is) and you will notice that 2 kanal plots are between 350 and 700 lacs. Getting a 2 kanal plot in phase 7 for less than 200 lacs is almost free especially if you want to construct in 5 years. Hands down go for it!!

2 kanal plots often end up being more than double in DHA. Look at phase 5 (one kanal plot 250 lacs and 2 kanal is 600 lacs), same with DHA phase 1,2,3 and 4. If one kanal is 2 crore in phase 4, then 2 kanal is 4.5 crore. This is because 2 kanal plots are rare to find.

@Hamza - the difference between Y block and AA is 2 minutes and if I have a choice of having a one kanal in Y vs 2 kanal in AA / BB, I would definitely go with 2 kanal! Anyone would!

@Ambitious: This is an excellent idea so go for it. 2 kanal in phase 7 will exceed 350 lacs!
