CH Shareef, I had a detailed survey of this Society just months ago, IEP sector A Located on Defence road is a society neglected by investors for long time, It is very Close to Valencia where prices have increased to 110 Lac per Avergae Plot, In Past its Price have always been 1/2 of Valencia, Now it stated Populating still good Plosr are available in this area in about 60 Lac in Posession and Non LDA Mortage area, and 45 to 40 In posession but LDA Motgage area, Most of the facilities are vailable in that society including Gas,There are almost 50 Houses there, Prices are very low as compared to suuroning anad about 1/2 Of DHa Rahber which itself have only 10 houses built. For Living it is very good in this budget. Stadard of development is good. There are few down sides There are many catergories of Plots, Non mortage with possesion,[Best]Mortgage with Possession, Non Mortgage without posession, New Blocks underdelelopment. Motrgage with no Psoession Be very sure beafore purcahse what you are puchasing all has different rates. Progress from Non Possession to posession is slow, Progress of development is Slow in Non possesion areas. 6 years backe IEP handed over this society to Enineers Town due to ?? Issues. Most of houses built here are not top class like you see in valencia, most are either single story, gery structure some incomplete few Complete Double Story Liek People are building as per money they have, Mangement Office is lenient and crosses some time limits, like Open files issues inspite of Govt Watrning, Mortage Plot Sold, Construction allowed on Morgage Plots Just by Approval of Society [ Not approval by LDA as per per coperative rules] There are abundant 2 Kanal Plots where construction is expected to be slow. At the end I will say This society is a semiregulated, underpriced with room to grow slowly, Not higher end, safe and fraud free, No qabza isses. In 2006 one Plot in C Block was 19 Lac and today it is 57, Insalljh in next 9 years it will be 3x |
