I am really surprised why people are cursing phase 9. The location was clear to everyone and location has not been changed. All plots are there. I am happy whatever I got but surprising why people are not happy with the same location after ballot they were happy with before ballot.

As far as villages are concerned, why we do not want those villages there? Those people are living there for many years and if someone does not want to leave his homeland, then why we want him to leave it? We have just purchased a 5m, 10m or a 20m plot and we want villagers to leave their homeland and go away immediately :)

I personally visited phase 9 site before purchasing a file and found it the best place to live. My view about phase 9 is still the same. Some people may say my plot is has the worst location but I am still happy with it as it is in DHA and in a phase which I still believe will become a better (if not the best) phase after development.

This is the way property dealers do the business. When they want to sell, they will tell you everything good about the place. When they want to purchase, they will tell everything bad about your plot. Do not believe anyone right now. Let the development work start, then visit the site and decide if you still feel the same about your plot as you were feeling right after the ballot.

Very true and sane. But don't say phase 9 lived up to its hype. Don't say there should be no business ethics. This is what a doctor friend told me---we do business. Treating patients is our business. I do agree. There shouldn't be too much negativity though. Phase 9 has some positives and one should wait and see. I, for one, am not jumping the ship as yet...

Today I was quoted a plot in upper half of R Block Phase 7 for 115 lacs. R block is adjacent to Phase 6, fully developed and couple of houses under construction also. Another excellent plot in W block is being quoted for 118 lacs. Phase 7 has only 2 villages within its boundaries and even the farthest corner of Phase 7 is maximum 5 minutes drive from Phase 6 due to spacious town planning with square blocks. Phase 7 has at least 7-10 years of head start on Phase 9. This tells me one of two things have to be true. Either Phase 7 is massively under valued OR Phase 9 will remain depressed for quite some time in future.

We are multiplying number of plots (phase..) and their value (Lacs ) over time. Is common man saving also increased with the same proportion?

People are cursing Phase-9 map because they had high hopes because of fake hype created by dealers. If it had treated like normal phase of DHA then nobody would have been upset now. Can you imagine hazardous chemical factories inside DHA i.e. leather factory, textile dyeing factory? Scatered locations for small plots, long hudyara drain?

one gentleman's thoughts and facts . i second u sir every bit of it . no need to curse , even a worst location plot in dha phase 9 will gain more than any other society so good or bad u r placed in right lap . no need to curse . you know nothinh shaz crow .

The fact is DHA was not fully ready to ballot phase 9 this month or next months. They did it quickly to secure themselves from land acquisition by Govt. Some true stories are behind, but cannot mention here. Even though you can see many lands DHA could not acquire yet cause many irregular pockets inside all Phase 9.
Reading its official map, it can easily be concluded more than 40% of total plots got either worst location or bad locations in each block.
Specially J, K, L,M (South half), N, P (Near Drain), R blocks will not gain much rather would loose price than file. B block has excluded area which DHA could not get it yet, but was in process, if failed then this block may also loose value.
People are getting panic after seeing map which is not found better than all other phases and asking one major question is their plot good or bad located. This panic will be increased when all would come to know their locations and will rush to sell starting next months.
So an average location plot would easily fall below 75 Lac including Dev.Ch. Now best location plots may not get price even 90.
People (mainly big investors, being part of them) who sold their files before ballot remained The Best.
Gained profits, no loss by getting bad/worst plots. Due to above and other factors, good and best plots will NOT be able to rise as many people were thinking but may be after 3-5 years subject to DHA development starts & speed. But who can wait for next 3-5 years to see it where as market has other much better & quick investment options???
Note: Don't sell or buy based on this comment, Use your brain, get maximum knowledge, discuss with many before taking your final decision.

Raja donot spread rumors that B block excluded area is not part of DHA. By law DHA cannot show any land as part of its map if not acquired. You are just spreading something you yourself is not aware of.
