Becharay bhaii, I hope you are no more bechara after getting this plot. Its excellent location and you might get 80 WDC.
But please note currently these rates are estimates only and market will define rates in few months (Allah knows best)

U have got this plot in one of the best Sectors which is likely to be developed first along with other 2-3 sector as it is close to Phase 9 Town where development is near completion. After Phase 9 town, A and Q will be included the sectors where Possession will be given in 1st phase , this sector has Theme Park( One of the main attraction like golf course) and next to main entrance from Phase 9 Town side. My sincere advise is not to sell it and wait for some time till development work gets underway in this area
