It is too Vague to rate it today, I can say 60+ other will say 70+ , I Guess we need few months to get price information till many plots will come in Market and see where sale and purchase takes place.
It too riky to sell and Buy at this time.

It will be foolish to sell things at this time when even price evaluation is hard to predict

Ph9 ...difficult to get 50 at the moment as location of Ph9 is worst compared to other phases like ph6,7,8

If you wait longer you will no even get close to 50 so best advice is sell now and buy later if you want

Ahmed its Plan is Poor but Believe me there will be 3,4 revision of Map, I hope it Goes in better direction, Current big Challenge in A Main Road in Blocked By a Pocket which we dont know.

Ahmed are you interested in selling? If so, please de-value your plot by taking advice from the merchants of doom here. Wait for the time when trading actually begins.

I will be selling two plots and will purchase two better located plots before Ramadan. At the moment, I am getting very varying offers from customers. On one of my plots I got an offer of 65 (excl. development charges) while the agent predicted it wont be a penny more than 50. Anyway, I repeat, do not get demotivated by these bears. They are hunting for opportunities to buy from distressed sellers. No Phase 9 land owner will EVER badmouth his own property.
