We are hearing a lot of Discussion about phase 9 it is balloted just 8 days back and there are many Conspiracy theories about it that dealers are trying to devalue it.
But on the Other hand, DHA phase 8 Z Block was balloted on 31st March full month there no news about DHA phase 9 ballot, So there was ample time for discussions/ rumors, There are thousands of plots in it. None of the dealers try to devalue it to get business. Price is stable rather a bit increased in last 2 weeks, As per CMY it will go to Back burner but it did not happen, why is this difference.

Largest owner of Ivy Green 100s of plots and its extension land is also a top 10 estate owner dealer with closest ties to DHA admin and DHA registered dealers association. He himself is running a campaign against Prism by asking and even begging all 600 registered dealers to keep Prism prices under Ivy Green prices so his extension files can be sold at good price. Less than 5 actual transfers of Ivy Green plots since ballot. Almost halt in buying or selling. Buyers are not buying and sellers are not scarred by dealers like you are witnessing in Prism. |

Jameel sb, please check if there is any trade happening in Z block Phase 8. If plots are not being traded, then stable price is meaningless as there is no liquidity in market for that sector. May be the holding in Z block is concentrated among few investors who can artificially hold price at high levels. Would appreciate your research and response. |

In fact I am potential buyer for 10 Merla there but was waiting for prices to soften and Development charges announced. Reason of preference of IVY green is personal as I belong to that side of Lahore. I think if Development Charges are 9 and Plot drops to 40, in 49 that is not bad deal, As Phase 6, 10 Merla is reaching 100 Lac, its 10 merla location is better than Phase 7 which is very near BRB. To me this Makes sense that Plot to be delivered in about 3 years is at 50% of ready plot. |
